Following an earlier study by the City of Pittsfield to rethink the zoning along its Tyler Street Corridor, this project served as a pilot for the development of a protypical housing unit stack that could infill vacant or underutilized parcels owned by Mill Town Capital.
The team developed a 2-unit module with 4 variations that could easily be repeated in a series, such that it could be deployed at a variety of scales. This module acts like a classic townhome in its form; yet, the density achieved in each stack allows for many more scenarios of combining home ownership and rentable units. This pilot project, which comprises 20 1- and 2-bedroom units across two buildings with shared parking, tests this module’s ability to meld into a context of single family homes as well as hold the edge of an more dense urban corridor. Construction was completed in 2022.
As the design of the module was fine tuned for the Tyler St. sites, Mill Town Capital contracted with the design team to look at the opportunities for this module, as well as other development opportunities, across the broader neighborhood.
